CONSULTING SERVICES OFFERED

We can assist you with any questions or concerns you have regarding roofing, damp-proofing, or waterproofing. We are not contractors or manufacturers' reps, we are independent consultants. Our services consist of three categories:

TYPE A - Survey existing facilities for owners, insurers, or prospective buyers. This may include roof analysis, core sampling, moisture detection testing, AutoCAD roof plan drawings, photos (including aerials), written reports, and more.

TYPE B - Specification guidelines, pre-qualification of contractors and manufacturers, AutoCAD details, pre-bid meetings, pre-construction meetings, and submittal review.

TYPE C - Project management (Construction Administration). This may include monitoring, inspections, progress photos (including aerials), coordination with manufacturers and contractors, Final Inspection, and warranty application.

THREE GOOD QUESTIONS...

WHY DO ROOFS FAIL? Roofs generally fail in predictable ways, often due to poor or inappropriate materials, improper design, poor workmanship, age, weathering, or abuse.

But one of the most common and overlooked causes of roof problems is lack of adequate project management (monitoring and inspections) during roof construction. Even the best contractors make honest mistakes. The problem is, their work is permanently covered each day, which can hide mistakes. Inadequate fastening, entrapped moisture, improper surface preparation, and inappropriate adhesive temperature are just a few of the problems routinely encountered during roofing jobs. Unfortunately, many such problems cannot be detected afterward, but may re-surface after the contractor's warranty has expired.

Project management is critical! 


WHY REPLACE
?
Replacing an old roof is often the easiest, albeit most expensive, solution. But it may not be necessary. We have seen 40+ year old roofs still performing well, with proper maintenance and/or restorative treatments. And we have also seen plenty of so called "20-year" roofs begin to fail in less than five years.

PSM Consultants may be able to help extend the useful service life of your old roof - sometimes for many more years. Why replace the entire roof if only 10-20% is bad? We can help determine the relative condition of all roof areas, as well as where water is infiltrating. Putting off re-roofing may allow the time necessary to budget a high performance roof rather than settling for a cheap roof that fits today's budget, but may fail prematurely. We urge our clients to look at LIFE CYCLE COSTS, rather than just initial prices.

WHAT IS THE BEST TYPE OF ROOF? No roof system is the best solution for every building. There are no miracle products. Sometimes more than one system is recommended for the same complex or campus, depending on the respective needs. Most roofing products have situations where they perform well. We believe in looking at each facility individually, taking into consideration the available budget, building use, future plans, maintenance capabilities, weather exposure, available contractors, LEED requirements, etc. Only then can a viable solution be proposed.
